WHY DISTRESSED REAL ESTATE?
Because it is the only type of property that we will be able to buy for the price we want to pay.
A regular retail property seller would never accept our lowball wholesale offer.
We are WHOLESALE buyers, we do not buy RETAIL.
We buy low to sell higher..
WHAT IS DISTRESSED REAL ESTATE?
1) Vacant properties that need extensive or total reconstruction.
2) Properties with owners in financial trouble such as foreclosure or bankruptcy.
3) Properties owned by dead people such as in probate and estate sales.
In #2 and #3 the properties may be in fair or good condition but in #1 you may have to do "gut rehabs" or "demolitions and rebuilds".
Either way, THE SITUATION IS DISTRESSED and can only be bought ALL CASH AS IS due to condition, deadlines, or other reason that makes it unattractive to bank loans.
Basically... distress properties can only be bought buy cas buyes like us.
