Many have asked me how I could keep "my" commercial properties 100% occupied and all rents always paid on time.

I have been offered a few million bucks for the secret even but I've always shut up about it, why?

BECAUSE IT WAS A SECRET... UNTIL TODAY

HERE IS THE SECRET

1) The reason I can keep commercial properties 100% occupied is that my tenants need me financially.

2) The reason I receive all rents on time is because I pay them all, including all operating expenses of my tenant's business, I am their investor.

3) The reason I do this is because I am a 50% partner in my tenant's business which can make me a half a million or more in extra yearly cashflow per property I do this on.

They work the business, I put up the money, 50/50 split.

Each property makes me more than twice than it would if all I received were monthly rents.

Now.. I know that's unusual but it works for everyone involved so why not?

That also explains my experience in so many business, from restaurants to dollar stores to hardware stores to strip joints...

Whatever business you see in a strip center in your town I can bet $1 I've been in it in many locations simultaneously.
