And as with all Real Estate, you can do this in any country on Earth.

We have been and will be talking about houses, stripcenters, office buildings, and smaller stuff like that, which is cool, in high volume.

So let's talk about "bigger stuff" for a few, shall we?

What is consider "bigger stuff"?

BIGGER STUFF IS 100% OUTSOURCED BY YOU

If you can drive and talk on the phone, and not necessarily simultaneously, then you are in business.

You found the deal, put it under contract, and outsourced it all to local subcontractors, that earns you 50% after paying OPM back.

We will discuss new construction management specifics in SGB so for now we'll focus on existing stuff, just distressed.

TIMESHARES

Imagine selling a $100,000 condo for $520,000, would be nice huh?

But that is exactly what timeshares allow, the profits are staggering

HERE IS HOW TIMESHARES WORK

There are usually 52 days in a year... more on weeks later... lol.

HERE IS THE BASIC DEAL

1) You are selling a one week stay at the condo to each buyer.

2) You sell 52 weeks for $10,000 each which equals $520,000

3) $520,000 sales price minus '$150,000 cost equals $370,000 profit

Construction/renovation cost is max $50,000 per unit... the rest is flash to close the sale, see below.

And you wouldn't timeshare anything less than 100 units which means that the total profit would be $37,000,000.

$37,000,000 PROFIT ON A 3 YEAR PROJECT?

DO 3 SIMULTANEOUSLY AND THAT'S $111,000,000 IN 3 YEARS

And 100 units is the smallest you would do...

I did 27 HUGE timeshare complexes simultaneously in a 18 year period and bought my kids new shoes, lol.

HOW TO BRING IN COMMERCIAL PROPERTY TO BUY

1) When you see a for sale sign on a commercial property take a pic with your phone and write down the the address together with the seller's contact information on the sign.

2) Contact the seller and ask 1) Asking Price, 2) Net Operating Income, and Net Operating Expenses.

3) If the CAP is 12.5% or better then shove it into the funnel and bring it to me.

HOMEWORK

Find 9 commercial properties for sale as soon as possible and repeat the 3 steps above on each one of the 9.
